Deer Ridge is a desirable, well-kept neighborhood of 88 large lots and single family homes located in the hills and wooded surrounds outside Ooltewah TN offering an assortment of beautiful home styles of varying sizes. It is located approximately 9 miles from Hamilton Place Mall and 7 miles from the heart of the Ooltewah shopping area, minutes away from restaurants, grocery stores, shopping and recreational areas.

We will have BBQ, sides and drinks. If you can, please bring a dessert (or maybe deviled eggs) to share. We plan to have chairs for everyone.
The primary agenda item is the election of Directors of the Association by the Members. Members are defined as owners of lots in Deer Ridge who have paid the required association fees. Candidates must be a Member and must reside in the Deer Ridge Subdivision. As we did last year, voting will be online at the meeting.
Per the Deer Ridge bylaws, board members are elected for 2-year terms, with 4 board members elected in even years and 3 board members in odd years. This year the following board members have been nominated for the 4 available board positions: Loleta Hammontree, Richard Ham, Michael Moore and James Loeffler. Ellen Aebig is currently a board member up for re-election but has decided to step down from this position due to personal obligations. Additional candidates will be those submitting bios by Sept 22 and write-in candidates at the meeting; the application is on the Documents tab.

In 200 words or less, tell us about yourself and your experience living in the Deer Ridge neighborhood.
My wife and I built our house and moved into it in January 2006. We have really enjoyed living here since then and have met a lot of nice neighbors. We picked this neighborhood for the nice views, quality of the houses and landscaping, underground utilities and the remote location of the neighborhood, even though we are not far from stores, malls, etc. There is no better place for us to live in this area in our opinion.
Why do you want to serve on the Board?
I feel that it is very important that we maintain the quality of our neighborhood. This not only holds or increases the values of each of our houses, but it also makes it more enjoyable to live here. This requires efforts to ensure that the Deer Ridge Subdivision Covenants and Restrictions are followed by all lot owners. Additional responsibilities include the maintenance and improvements for our Front Entrance as well as the street signs..
What are your qualifications, characteristics, experiences, or work history?
I retired from TVA in 2018, where I served as the Engineering Manager of the Dam Safety Inspection program for the 49 dams that are in the TVA portfolio. This required the direction of 9 engineers of various disciplines and 2 interns. Small projects as well as inspections were involved. This required a lot of organizational and managerial skills to complete our tasks timely and within budget.
Since retirement, I also served on the Chattanooga Ski Club as the Ski Trip Coordinator for 3 ski seasons. This required developing scopes for ski trip vendors, evaluating bids and making recommendations to the CSC board for the ski trips selected. This also required a lot of organization and communication efforts.
What do you think are the most important issues facing the Deer Ridge HOA currently?
I believe that the most important issue for our neighborhood is ensuring that the HOA restrictions are followed by all lot owners in the subdivision. If we allow even minor violations of the restrictions to remain, we could easily lose control of the neighborhood to the detriment of the values of all of our house. Our board is dedicated to ensure that this will not happen and we depend on all of our neighbors to help us with this endeavor. We meet quarterly to discuss issues in the neighborhood, develop plans for the front entrance improvement, and work on developing a new website for neighborhood communications.

In 200 words or less, tell us about yourself and your experience living in the Deer Ridge neighborhood.
My husband and I built our home here in 2011. We chose this neighborhood for its location and beauty. We wanted to live in a neighborhood where we knew our neighbors and they had common goals in supporting each other as well as maintaining the beauty of the neighborhood. Although our neighborhood is not perfect because humanity is not perfect, I believe we mostly work well together toward those goals. I feel safe in our community.
Why do you want to serve on the Board?
A position on the Board is 100% voluntary and per our bylaws we are here to preserve and enhance property values and improve the quality of life in Deer Ridge.
I want to maintain and improve the things that drew us to this neighborhood originally. I want my neighbors to know and care about each other, to watch out for each other, to maintain the beauty and safety of our neighborhood. I am willing to do my part to see that our neighborhood common areas are properly maintained and improved, that our homeowners are neighborly, and to uphold our Deer Ridge Restrictions to maintain our property values.
What are your qualifications, characteristics, experiences, or work history?
Before retirement, I was an IT Manager with Cigna, experienced with analysis, planning, developing and managing major projects and a development team. I have also owned and managed rental property for 40 years, giving me experience in working with people and their issues, working within the boundaries of rules and regulations while requiring others to do the same. In 2009 while living in Brainerd, I had a leadership role with the Olde Town Brainerd Neighborhood Association, working to improve the safety of and return peace to our community by working with the City of Chattanooga to enforce codes in our neighborhood and to bring about the closure of Club Deep Blue on Brainerd Road.
What do you think are the most important issues facing the Deer Ridge HOA currently? It's important we have a neighborhood, not a subdivision.
We need to work TOGETHER AND RESPECTFULLY to maintain the safety and beauty of our neighborhood and our property values. This means each resident gets to know their neighbors, takes responsibility to report things (such as hearing gunfire, seeing things or people that may be out of place) versus being complacent. It also means each resident abides by our Deer Ridge Restrictions, recognizing they apply to everyone and are not negotiable.

My wife Debbie and I built our home and moved into Deer Ridge in January 2000, one of the first homes in the subdivision. We enjoy being part of Deer Ridge!
Why do you want to serve on the Board?
I want to preserve the value of our homes in Deer Ridge. The primary way to do this is to maintain our restrictions and covenants, and the Board of Directors is an important part of this.
What are your qualifications, characteristics, experiences, or work history?
I earned a AS degree in Computer Science from Chattanooga State and a BS in Business Administration from Tusculum College. I worked in the IT department at Erlanger Health System for over 25 years and retired in 2014. Since then my wife and I have been working as Realtors.
I was a founding member of the Deer Ridge Homeowners' Association Board of Directors, which was formed in July of 2000. Currently I serve as Treasurer and I pay all of the Deer Ridge bills, including the front entrance landscape maintenance, water and electricity. I also use QuckBooks to create and send out the Deer Ridge annual dues statements and to post payments. I also am responsible to respond to questions from title agencies when they ask if the sellers are current with their HOA dues. If not, the dues have to be settled at closing. I also file the Tennessee annual reports with the state of Tennessee.
What do you think are the most important issues facing the Deer Ridge HOA currently?
The most important issue with the Deer Ridge HOA is to maintain the current restrictions and covenants so we can maintain our current home values. To do this, everyone in the subdivision needs to work together.

In 200 words or less, tell us about yourself and your experience living in the Deer Ridge neighborhood.
After two college degrees and a long work history, I finally met the woman I’d searched forever for and I married my wife, Anne. We have 4 boys, 8, 5, 5, & 19 months old, Pierson, Lochston, Brighton, & Weston. We moved here from North Carolina, hoping to find a more peaceful way of life. After looking all over Chattanooga to find a home for my family, we finally stumbled upon Deer Ridge and the perfect house on Talking Leaves Drive.
Most of the communities we looked at were not communities at all but just houses that happen to be close to each other. And I find here at Deer Ridge there is a sense of community within the community. True care and concern for one’s neighbors. And because I don’t ever plan on leaving, as part of the board, I can make sure what makes Deer Ridge a real community, stays, gets stronger, and keeps Deer Ridge a real community.
Why do you want to serve on the Board?
To protect the community values I have found in Deer Ridge. I want Deer Ridge to be a community that becomes the standard of what a community should be. Deer Ridge is wonderful and my desire is to protect it and find ways to improve it.
What are your qualifications, characteristics, experiences, or work history?
I have degrees in business and social psychology. I have around 30 years of retail management experience fixing operations and customer service issues. I love helping others and finding workable solutions to problems.
What do you think are the most important issues facing the Deer Ridge HOA currently?
I think we need a better communication stream through the community. We need to have an open and welcoming dialogue between each other and the HOA. Hopefully this void will be bridged with our new website.

In 200 words or less, tell us about yourself and your experience living in the Deer Ridge neighborhood.
I moved to Deer Ridge in July 2021 with my wife and 2 kids that are in the local Collegedale Academy middle and high school. This neighborhood was our #1 choice when moving to the Chattanooga area from Michigan. We love the location in proximity to our local church and school along with the scenic rolling hills, large wooded lots, and activity of families in the neighborhood.
Why do you want to serve on the Board?
I want to contribute to the success of the community and foster a family-friendly, safe, and loving neighborhood.
What are your qualifications, characteristics, experiences, or work history?
I work remotely for Ford Motor Company as an Engineering Manager and just completed my 25th year with the company. In my various roles with the company I have experience in manufacturing, purchasing, new business models, and quality. I am a statistical problem solving master black belt with expertise in developing processes and procedures. I currently serve as an elder with Collegedale University Church – Connect Service and support 2 leadership boards within the church including a treasurer role. Prior to moving to Tennessee, I served in a similar elder capacity at our church for 7 years. For the last 14 months I have participated and attended the Deer Ridge HOA quarterly meetings. My longevity in the various positions demonstrates my commitment and loyalty to the job.
What do you think are the most important issues facing the Deer Ridge HOA currently?
For new homeowners there is a need to help welcome the neighbors and make them aware of the requirements and expectations of the HOA. This will help foster improved relationships among the neighbors in a respectful way and avoid conflicts. Beyond new members, there is a need to apply HOA regulations in a positive and constructive manner to keep the neighborhood family-friendly, safe, and neighborly.
